What is Resurfacing?

Resurfacing, aka asphalt overlay, or milling and paving, is a process by which fresh asphalt is laid over an existing base. Resurfacing can just involve paving a new asphalt layer on top of the current asphalt. Or, for a longer lasting re-paving solution, the top layer of asphalt is first milled off to promote adhesion and a better bond. Then a fresh layer of hot mix asphalt is laid down on this prepared surface.

Both resurfacing and repaving will result in a new asphalt surface, but asphalt resurfacing is less expensive. To make sure this cost-saving option remains viable, regular parking lot maintenance is important. An overlay is only as sturdy as its asphalt base.

Why is it Cost-Effective?

Resurfacing asphalt parking lots is a budget-friendly option that provides a completely new driving surface for your existing parking lot, but is less expensive than asphalt replacement. Asphalt resurfacing does not require the asphalt base of the existing lot to be dug up. All the essential base layers are kept in place – this saves on time, material, and labor. So, if your asphalt pavement base is in good condition, then a new layer of asphalt can be laid on top of the entire lot for a completely fresh driving surface at a fraction of the cost of asphalt replacement.

Sometimes resurfacing is also a good choice for a paved surface that requires extensive repairs or has alligator cracks. Instead of performing lots of little repairs, the entire surface can be overlaid!
